CU Real Estate Solutions (“CURES”) is a real estate investment platform that exists to purchase real estate from, and then lease it back to, credit unions on a secure, long-term basis in an operationally seamless manner.

CURES unlocks the value of your owned operating real estate for enhanced earnings and capital, while allowing you to remain in control of day-to-day building operations. You do not have to relocate, reorganize, or change your facilities in any way—you simply carry on with business, uninterrupted.   And if you own too much space for your current operations, a sale-leaseback allows you to right-size your footprint through subleasing to third party tenants.

The sale-lease back transaction allows you to recognize the capital embedded in your owned real estate as additional earnings in the year of sale, and thereby  enhance your capital position. As a credit union, your not-for-profit status allows you to enjoy the financial benefits of the transaction without income tax consequences. Multiple owned facilities can be sequenced over time for sale and lease back, providing an ongoing, predictable “annuity” effect to your income statement and capital position, consistent with your strategic plans.
